Business rates are a tax on your property currently based on rental values
as at 1st April 2008. The Valuation Office Agency is responsible for assessing the
rateable value of all non-domestic properties in England and Wales. The Assessor
has the same task in Scotland. Your local authority collects the business rates
based on the rateable value, the uniform business rate and transitional and other
relief.

All business properties in England, Wales and Scotland were revalued from 1st April
2010 for the 2010 rating revaluation. Appeals can be made against these rating assessments
although in Scotland the right to appeal is now limited to certain circumstances.

A business rates appeal involves considering the Valuation Office Agency assessments
and factors which could affect the rateable value including any variations in the
measured areas, the relative values on different parts of the property, values on
comparable properties and any external factors which could impact on values.

It is also worth noting that you may be eligible for Small Business Rate Relief.
In England, Wales and Scotland various schemes exist where eligible ratepayers can
receive rate relief. Each country has a slightly different scheme but for example
in England eligible ratepayers with a rateable value between £6000 and £12,000 will
receive relief on a sliding scale between 0% and 100%. The main criterion for eligibility
is that a ratepayer should occupy only one property. There are circumstances however
where a ratepayer can be eligible for these schemes where more than one business
property is occupied. Your local council can advise on eligibility for relief.
